South Shields runs from the mouth of the Tyne to the Magnesian Limestone cliffs at Marsden, with a housing stock to match. We cover the whole town: Georgian merchants' houses in Westoe, the seafront terraces, the inland 1930s estates, and everything in between. We provide fully insured roofing services in South Shields and the surrounding area.
South Shields was built on the back of coal exporting, shipbuilding, and the trades that supported both. The wealth those industries generated for 19th century merchants and shipowners left behind a town with a striking architectural heritage: the Georgian and Victorian houses of Westoe Village, the Edwardian Baroque town hall, the Cleadon Water Tower watching the coast from the hills, and the dense terraces that housed the workforce.
We work across all of it. From the slate roofs of Westoe to the modern estates around Horsley Hill and Marsden, the brief is the same: do the right job for that building, with materials that suit its age and exposure. South Shields gets weather off the open sea, but a different prevailing direction to the North Tyneside coast, and the failure modes are subtly different.

We work this side of the river regularly, including through the Westoe conservation area and the listed Town Hall surrounds. Familiar with South Tyneside Council's expectations.
Stainless or austenitic fixings for coastal properties, lead in adequate code for the exposure, and breathable membranes rated for North Sea weather. The materials cost is small; the longevity gain is not.
Every quote breaks down materials, fixings, scaffolding, labour, and waste removal separately. No verbal estimates, no rising day rates partway through a job.
10-year workmanship guarantee plus manufacturer-backed material warranties. The paperwork is transferable if you sell the property.
South Shields sits at the mouth of the Tyne on its south bank, with around 75,000 residents spread across NE33 and NE34. The town runs from the working harbour at the river mouth, up through the dense residential streets and into Westoe village, before climbing out to Cleadon Hills and dropping down to the cliffs at Marsden Bay. South Tyneside Council administers the borough.
The housing tells the town's economic story. Westoe Village retains a quiet street of Georgian and early-Victorian houses built by coal and shipping merchants, many now Grade II listed. The denser late-Victorian terraces around Laygate and Tyne Dock housed the workers who served those industries. Edwardian villas line streets around Westoe Road and Horsley Hill, while inter-war and post-war estates filled out the inland areas. Marsden village itself was a planned colliery development.
We respect that variety. A merchant's house in Westoe and a 1960s semi at Horsley Hill need different things, and we specify accordingly. Both can be done excellently.
Before a storm, keep an eye on the Met Office weather warnings for the North East, and call us if you already know there is a problem with your roof.
A short orientation on the planning, materials and exposure factors that matter on a South Shields property.
The historic core of Westoe Village is a designated conservation area. Visible material changes on the roof often need consent from South Tyneside Council before any work begins.
Westoe has several Grade II listed Georgian and Victorian houses. Even like-for-like roof repairs can require listed building consent because the roof is part of the listed fabric.
Properties on the seafront, at Marsden, or up at Cleadon Hills get serious salt-laden wind. Stainless fixings, code 5 lead minimum and proper underlay are not optional.
Ridge bedding and chimney flaunching on exposed South Shields properties typically need attention every 20 to 25 years rather than the 30+ you might expect inland.
Many Westoe and inner-town Victorian properties have original cast iron rainwater systems. These are often worth refurbishing rather than replacing with uPVC, both for performance and visual reasons.
Several South Shields period buildings have sandstone parapet detail. Where mortar joints fail, water tracks behind the parapet and emerges internally far from the source. Specialist repointing is needed.
Houses out toward Marsden Bay and the Leas take the most direct North Sea exposure of any in the borough. Roofing here needs the same coastal specification we would use on the most exposed Cullercoats property.
Whiteleas, Biddick Hall and Marsden's later housing typically used concrete tile on standard trussed roofs. Most issues at 30 to 40 years are batten-related or underlay-related rather than the tiles themselves.
Listed properties in Westoe usually cannot accept visible solar panels on principal elevations. Modern estates have far more freedom. We will tell you honestly which applies before you commit to a quote.
A straightforward four-stage sequence designed to be clear at every point.
Phone or email describing the property and the issue. Most enquiries get a same-week survey booked.
We go up on the roof, document defects with photographs, and check the loft from the inside.

Common questions from local homeowners. If yours is not below, ring us, we are happy to talk through anything.
Probably, yes. Most of Westoe Village sits inside the South Tyneside Westoe conservation area, and several properties are Grade II listed. For listed buildings, even like-for-like repairs to the roof covering can need listed building consent. For unlisted properties in the conservation area, like-for-like recoverings usually fall under permitted development, but visible material changes often need consent. We confirm before quoting.
South Shields gets serious sea exposure on the seafront, at Marsden, and on properties up at Cleadon Hills. The prevailing wind hits properties at a different angle than on the North Tyneside coast, but the salt-corrosion principles are the same: stainless fixings, code-rated lead, and properly graded membranes are essential.
Yes. We deal with South Tyneside conservation officers regularly and are familiar with what they typically allow and refuse. Where consent is needed, we can support the application with technical specs and material samples.
Properties at Cleadon Hills are some of the most exposed in the borough due to elevation. We typically recommend natural slate where the property already has it, or a high-grade concrete tile rated for exposed sites where slate is not the right call. Always with stainless fixings and breathable underlay.
Yes. We work with reclamation yards across the North East and into North Wales for Welsh slate matching. New Spanish slate is available where reclaimed is not viable. We will always confirm the match with you before fitting.
Properties immediately on or near the cliff edge at Marsden need the most robust specification we offer: A2 or A4 stainless throughout, code 5 minimum lead, dry-fix ridges, and the highest-grade breathable underlay. We will assess and spec accordingly.
For a standard semi-detached house, around 5 to 7 working days. Larger Victorian terraces or properties needing chimney work can take longer. We give a realistic timeframe up front in the written quote.
