Chimney Repairs in North Shields: 7 Warning Signs to Spot Before Winter

Chimney repairs in North Shields are one of the most common jobs we are called out for, especially as autumn turns to winter. The town’s chimney stacks take the full force of wind and rain coming in off the North Sea, and small problems that go unnoticed in summer often turn into leaks once the first proper storm arrives.

This guide covers the seven warning signs we see most often on North Shields homes, what each one means, and when it is time to call a roofer. If you spot any of them, it is worth getting a free survey before the weather gets worse.

Why chimney repairs in North Shields matter before winter

Most homes in North Shields were built with at least one chimney stack, from the Victorian terraces around the Fish Quay and Tynemouth Road to the 1930s semis in Preston and Chirton. Many of those stacks are no longer used for fires, but they are still part of the roof and still need to keep water out.

A chimney is one of the most exposed parts of any roof. It sits above the roofline, catches the wind from every direction, and relies on mortar, flaunching and lead flashing to stay watertight. When any of those fail, water can find its way into the loft, down the chimney breast and into the rooms below.

Leaving chimney repairs until something goes wrong usually costs more. A crack in the pointing can be fixed in a day. A stack that has been letting water in all winter may need new flashing, new plaster inside and sometimes rebuilding.

7 warning signs your chimney needs attention

1. Crumbling or missing mortar

Look at the joints between the bricks from the street or the garden. If the mortar is recessed, cracked or missing in places, water is getting into the brickwork. Repointing the stack is one of the most common chimney repairs in North Shields, and it is far cheaper than rebuilding later.

2. Cracked flaunching around the pots

The flaunching is the sloped mortar on top of the stack that holds the chimney pots in place and sheds water. It cracks with frost and age. Once water gets underneath, the pots can work loose, which is a safety risk as well as a leak risk.

3. Loose or leaning chimney pots

Pots that lean, rock in the wind or have visible cracks need dealing with quickly. A falling pot can damage the roof below or injure someone. We replace and re-bed pots as part of our chimney work.

4. Lifted or split lead flashing

The lead flashing where the chimney meets the roof is the most common source of chimney leaks we find. Over time the lead can lift, split or come away from the brickwork. We carry out Code 4 and Code 5 lead work, including new flashing, soakers and back gutters around stacks.

5. Damp patches on the chimney breast

Brown stains or damp patches on the wall around the chimney breast, especially upstairs or in the loft, are a clear sign water is getting in. The cause is usually failed flashing, porous brickwork or a missing cap on an unused flue.

6. Water in the loft around the stack

If you can get into the loft safely, take a torch and look at the timbers and felt around the chimney after heavy rain. Wet timber, staining or daylight around the stack means the roof is not sealed where it meets the chimney.

7. Plants or moss growing from the stack

Moss and small plants on a chimney mean moisture is sitting in the brickwork and mortar. Roots widen cracks over time, and in winter that trapped water freezes and expands, breaking up the joints even faster.

What chimney repairs in North Shields usually involve

Every chimney is different, so we always inspect before quoting. The work we carry out most often includes:

  • Repointing: raking out failed mortar and repointing the stack.
  • New flaunching: rebuilding the mortar around the pots so water runs off.
  • Pot replacement: replacing cracked or loose pots, or fitting caps to unused flues.
  • Lead flashing: new Code 4 or Code 5 lead flashing, soakers and back gutters.
  • Making safe: temporary repairs after storm damage, followed by a permanent fix.

Because chimney work means working at height, scaffolding is usually needed. The Health and Safety Executive’s guidance on working at height explains why. Any scaffolding is itemised clearly in our written quote, so there are no surprises.

You can read more about the work we do on our chimney repairs page and our lead work page.

Can I check my chimney myself?

You can check a lot from the ground. Use binoculars or the zoom on your phone camera and look at the pointing, the pots and the lead where the stack meets the roof. Check inside too, around the chimney breast and in the loft.

Please do not climb onto the roof yourself. Slates and tiles are slippery, chimney stacks can be unstable, and a fall from a roof is serious. If something looks wrong, call a roofer.

When to book chimney repairs in North Shields

The best time is before the weather turns. Autumn is ideal, because repairs to mortar and flaunching need reasonably dry, frost-free conditions to cure properly. Keep an eye on Met Office weather warnings too. If a storm is forecast and you already know there is a problem, it is worth getting it looked at first.

If a storm has already caused damage and water is coming in, call us. For active leaks we aim to respond the same day, make the roof watertight, then book in the permanent repair. See our emergency roof repairs page for more.
