Built for the way Washington homes were actually built
Legge Roofing is a North Tyneside based team, and Washington is a short run down the A19 from our yard in North Shields. We work on every kind of property the town has: the older stone and brick houses of Washington Village, Usworth and Springwell, the new town estates built across the villages from the 1960s onward, and the newer developments around Rickleton, Fatfield and Ayton.
Washington's particular challenge is the age of its new town roofs. Many homes built in the 1960s and 70s still have their original concrete tiles, felt underlay and flat or shallow roofs on garages, porches and extensions, and much of it is now reaching the end of its life at once. We specify materials and detailing to suit: matching tiles, dry ridge and verge systems, breathable membranes and proper leadwork. Flat roof systems get the same treatment, EPDM and GRP over short-life felt on garages, porches and extensions.

What roofing in Washington actually looks like
Washington sits between Gateshead, Sunderland and Chester-le-Street, just off the A1 and A19, and was designated a new town in 1964. It is built as a series of villages, each with its own shops and estates, around the Galleries shopping centre, with older settlements like Washington Village, Usworth and Fatfield folded in.
Roofing-wise, that gives us three distinct populations. In Washington Village, Usworth and Springwell, older stone and brick houses with slate or clay tile roofs, chimneys and lead details. Across new town villages such as Concord, Oxclose, Albany, Sulgrave and Barmston, 1960s and 70s homes with concrete tiles, mono-pitch and shallow roofs, and plenty of felt flat roofs on garages and porches. Around Rickleton, Fatfield and Ayton, newer estates with younger roofs that mainly need maintenance.
Flat and shallow roofs are the local factor. Washington has more of them than most places we work, and felt that was laid decades ago is now splitting, so a lot of our work here is replacing it with EPDM or GRP.
Before a storm, keep an eye on the Met Office weather warnings for the North East, and call us if you already know there is a problem with your roof.

Nine warning signs your Washington roof needs attention
The earlier you catch a roof problem, the smaller the bill. These are the signs we see most often on Washington's estates and village homes.
Tiles on the drive after a storm
Original concrete tiles crack and slip as their fixings age. One loose tile usually means others higher up are going too.
Porous concrete tiles
Old concrete tiles lose their surface and soak up water. If they stay dark long after the rain, they're near the end of their life.
Split felt on the garage or porch
1970s felt roofs on garages and porches blister, crack and hold water. A soft feel underfoot means the deck is already wet.
Leaks on shallow pitched roofs
Low pitch roofs rely on good underlay and laps. Water driven in by the wind shows up as stains near the eaves or the wall.
Crumbling ridge and verge mortar
Mortar along ridges and gable ends washes out over time. Dry ridge and verge systems stop it happening again.
Damp around the chimney
On the older village houses, cracked flaunchings and tired lead let water down the stack and into the rooms below.
Blocked gutters
Moss washed off the tiles collects in gutters and outlets, so water spills over the fascia and soaks the walls.
Sagging felt under the tiles
Old bitumen felt sags and tears between the rafters, so any water that gets past the tiles drips straight into the loft.
Daylight in the loft
On a bright day, go into the loft with the lights off. Any daylight coming through the underside of the roof is a clear path for water.

Washington roofing FAQs
The questions we get asked most often by NE37 and NE38 homeowners and landlords. If yours isn't here, ring us, we're happy to talk anything through.
How quickly can you get out to a Washington property? +
We're a short run down the A19, so non-urgent surveys, quotes and minor repairs are usually booked within the same working week. For active leaks or storm damage, we aim to make the property safe the same day or the following morning.
Should I repair my concrete tiles or replace the roof? +
If the tiles are sound but the ridge, verge or valleys are failing, a targeted repair is often enough. Once tiles are porous and cracked across several slopes, or the felt underneath has perished, a full re-roof is usually better value. We show you photos and tell you honestly which side of that line you are on.
Can you replace the felt roof on my garage or porch? +
Yes. Most garages and porches on Washington's estates were finished in felt that's now past its best. We replace them with EPDM rubber or GRP, which carry long manufacturer guarantees.
What's involved in a full re-roof, and how disruptive is it? +
A typical re-roof on a Washington semi or terrace takes 5 to 7 working days. We strip the existing covering, replace battens and underlay where needed, re-cover with new tiles, renew lead flashings, and clean up daily as we go.
Can you match my existing tiles? +
Usually, yes. We work with a wide range of concrete tile patterns and reclaimed stock, so repairs on a terrace or paired semi blend in with the houses either side. We confirm the match with you before fitting.
Do you work on the older houses in Washington Village? +
Yes. We repair slate and clay tile roofs, chimneys and leadwork on older stone and brick houses, using matching materials. If a property is listed or in a conservation area, we flag anything that needs consent before we quote.
Is Washington too far for you to come? +
No. We're a short run down the A19 from North Shields, so Washington is as easy for us to reach as much of Tyneside, for quotes, repairs and emergency call-outs.
Which surrounding areas do you cover? +
All of Washington, plus Sunderland, Gateshead, Low Fell, Jarrow, Hebburn and South Shields. If you're unsure, send us your postcode and we'll let you know.
